Hunter Advisors Closes 21 Hotel Transactions Across 12 States In Third Quarter Of 2026

ATLANTA, GEORGIA (October 5, 2026) — Hunter Advisors announced the closing of 21 hotel transactions across 12 states during the third quarter of 2026, bringing the firm’s year-to-date total to 71 closings representing more than $900 million in transaction volume. July led the quarter with nine closings, followed by six each in August and September.

“The transaction market is active, but it is still highly selective,” said Teague Hunter, CEO of Hunter Advisors. “There is capital looking for hotels, but buyers are disciplined about where they put it. What we saw this quarter is that good real estate with a clear investment thesis continues to move, whether that is a select-service hotel, a full-service asset or a portfolio. The gap between buyers and sellers is narrowing when expectations are grounded in today’s market, and that is creating real opportunity for owners who are prepared to transact.”

No two deals looked alike. The quarter’s closings ranged from select-service and extended-stay hotels to full-service assets, most notably the Hyatt Regency Long Island, The Westin San Antonio North, the Renaissance Milwaukee West Hotel and the Embassy Suites Piscataway. While each transaction was unique, they shared a common trend: buyers who saw long-term value in the assets and the markets they serve. For many, the opportunity to renovate, reposition or reinvest was part of the appeal, with the upside outweighing the effort. 

Florida was one of the quarter’s most active states, with four closings spanning markets across the state. Two of those, the Hampton Inn Miami Airport East and the Hampton Inn & Suites Lakeland-South Polk Parkway, were sold on behalf of the same seller, a sign of the trust clients continue to place in Hunter. They were joined by the Aloft Gainesville near the University of Florida and the Hampton Inn Boca Raton-Deerfield Beach on the state’s east coast. Beyond Florida, the Holiday Inn Express Nashville Airport and the Hilton Garden Inn Princeton showed the same pattern: well-located hotels near airports, universities and business hubs that keep drawing steady demand and serious buyers.

Hunter enters the fourth quarter with significant momentum. Twenty-eight additional hotels, are currently under contract and expected to close before year-end. The pipeline spans nine states and is led by a seven-hotel portfolio. Hunter is on pace to complete over 100 hotel transactions for its 2nd consecutive year. 

“The market heading into the fourth quarter remains complex, with several factors still in play,” said Jatin Patel, Senior Vice President of Hunter Advisors. “The cost of capital remains elevated, underwriting remains disciplined and there is still uncertainty around the broader economic and policy environment. At the same time, hotel fundamentals have remained resilient, debt markets are more liquid and there is significant capital looking for opportunities in the sector. For quality assets with strong fundamentals and compelling underlying real estate, we are seeing the bid-ask gap narrow as buyers and sellers become more aligned on value. That is translating into more transactions moving forward and gives us confidence in the level of activity heading into year-end and 2027.”
