PISCATAWAY, NJ (October 1, 2026) — Hunter Advisors (Hunter) announced the sale of the Embassy Suites by Hilton Piscataway Somerset, a 220-room hotel located in Piscataway, New Jersey. Spencer Davidson, Senior Vice President at Hunter, brokered the transaction. Oasis Commons, LLC acquired the hotel.

Built in 1988 and located at 121 Centennial Avenue, the five-story, all-suite hotel sits within a well-established corporate and commercial corridor in Piscataway Township, with convenient access to I-287, I-78 and the New Jersey Turnpike. The hotel’s suite inventory includes standard king suites, two-room suites and a two-bedroom, two-bath presidential suite. The property features approximately 7,544 square feet of meeting and event space across eight meeting rooms, including an approximately 5,800-square-foot ballroom, along with Ellington’s Restaurant, Ellington’s Lounge, in-room dining, a buffet breakfast, an indoor pool, a 24-hour fitness center and a business center.
The hotel benefits from a diverse base of corporate, academic and medical demand. Nearby corporate demand generators include Colgate-Palmolive’s Global Technology Center, which employs more than 900 professionals, and Somerset Corporate Center, a 1.25-million-square-foot Class A office campus whose tenants include Merrill Lynch, Cognizant and Qualcomm Flarion Technologies. Rutgers University–New Brunswick, which enrolls approximately 50,000 students and employs more than 15,000 faculty and staff, houses its Busch and Livingston campuses in Piscataway, along with SHI Stadium, home of Rutgers Scarlet Knights football, and Jersey Mike’s Arena. The hotel is also close to Robert Wood Johnson University Hospital and Robert Wood Johnson Medical School.
Piscataway is located approximately 33 miles southwest of New York City and 45 miles northeast of Philadelphia, and Newark Liberty International Airport, which served 47 million passengers in 2025, is approximately 30 miles away. The surrounding area continues to attract significant investment, including the $650 million HELIX Health innovation hub, anchored by a collaboration between Rutgers University, Robert Wood Johnson Medical School and Nokia Bell Labs, and the Rockefeller Logistics Park, an approximately 2.1-million-square-foot industrial campus in Piscataway with tenants including Best Buy, SHI and Kuehne + Nagel.
