MIAMI (August 26, 2026) — Hunter Advisors (Hunter) announced the sale of the Aloft by Marriott Gainesville University Area, a 146-room hotel located in Gainesville, Florida. The transaction was brokered by Sophia Pittaluga, Senior Vice President, and Kami Burnette, Senior Vice President, at Hunter. Atlanta-based Blue Leaf Capital, in partnership with Three Vision Partners, purchased the hotel from an institutional seller.
“Gainesville continues to benefit from a diverse mix of year-round demand, and this hotel is especially well-positioned within the market,” said Pittaluga. “Its proximity to the University of Florida, healthcare, athletics, retail, and other major demand generators made it a compelling opportunity in one of the Southeast’s dynamic college markets.”
Built in 2018 and located at 3743 Hull Road, the five-story hotel sits adjacent to the University of Florida campus and offers modern, urban-inspired accommodations designed to serve university, medical, corporate, and leisure travelers. The property features approximately 3,000 square feet of flexible indoor and outdoor meeting and event space, WXYZ Bar, an outdoor pool and a 24-hour fitness center.
“There is strong demand for well-located hotels priced at an attractive basis,” said Burnette. “We are pleased to deliver a great outcome for all parties and look forward to the buyer executing on their plan to maximize economies of scale throughout their regional portfolio.”
The hotel is located within one of Gainesville’s primary academic, medical, retail and leisure corridors. The University of Florida is a major economic engine for the region, with more than 61,800 students, 32,000 employees, and more than $1.33 billion in annual research expenditures, while its athletic programs generate additional year-round visitation.
The property also benefits from proximity to Butler Town Center and Celebration Pointe. The Butler development spans 267 acres and includes more than 150 stores and 1.7 million square feet of retail, dining, service, and lifestyle offerings, while Celebration Pointe combines retail, dining, entertainment, office, and residential uses with the Alachua County Sports & Events Center, a year-round venue for regional and national sporting events.
